Sort the report into three groups
| Group | Examples | Who |
|---|---|---|
| Handyman items | Door adjustments, missing outlet covers, caulk, screens, trim, drywall patches, cabinet hardware | Uniform Handyman |
| Licensed-trade items | Plumbing leaks, electrical defects, AC issues, roof repairs | Licensed contractors (Uniform Plumbing, Uniform HVAC) |
| Evaluate further | Items the inspector flagged for a specialist | The specialist named in the report |
Make it easy for the other side
- Get a written estimate that lists each item
- Keep invoices and photos of completed work
- Have licensed work done by licensed contractors, with permits where required
- Share a completion summary with your agent
Timing
Send the report as soon as you have it. Special-order parts and licensed-trade scheduling are usually what pushes past a closing date.
