| Symptom | Usual cause | Usual fix |
|---|---|---|
| Rubs at the top latch-side corner | Loose top hinge | Tighten or replace hinge screws with longer ones |
| Sticks only in summer | Wood swelling with humidity | Adjust, plane lightly and seal edges |
| Won't latch | Strike plate misaligned | Adjust or move the strike |
| Hard to lock | Deadbolt misaligned or worn | Adjust strike or replace lockset |
| Corroded handles and hinges | Salt air | Replace with corrosion-resistant hardware |
| Draft or light around exterior door | Worn weatherstripping or sweep | Replace seals |
When replacement makes sense
Rotted bottoms, split panels and doors that have warped badly are often better replaced. Exterior doors in Florida frequently need impact ratings and permits, which is licensed contractor work.
